Empire Industrial Park to Break Ground on First Warehouse in Eagle Pass

EAGLE PASS — Empire Industrial Park is preparing to open a new chapter in its development with the groundbreaking of its first warehouse, a 136,500-square-foot facility planned on a 10-acre site in Eagle Pass, Texas.
The ceremony is scheduled for Thursday, October 15, at 5:30 p.m. at Empire Industrial Park, located at 76 Kingdom Drive. The event was rescheduled due to inclement weather.
The warehouse is expected to be completed during the third quarter of 2027.Renderings show a modern industrial facility designed to accommodate warehousing, distribution and cross-border logistics operations.
The groundbreaking represents another major step for a development intended to strengthen Eagle Pass as a growing center for international commerce and industrial activity.
Empire Industrial Park formally broke ground in 2024 as the first Class A industrial development of its kind in Eagle Pass.
The project was created to attract businesses involved in distribution, warehousing, cold storage, transportation, light manufacturing and international trade.
The development now encompasses approximately 1,761 acres near the intersection of Loop 480 and FM 1021, also known as El Indio Highway. Its location places it along the commercial truck route serving the Camino Real International Bridge and approximately three miles from the international port of entry.
Empire offers industrial tracts and build-to-suit opportunities for companies seeking access to the Eagle Pass and Piedras Negras trade corridor. The property is also located within a Foreign Trade Zone, providing potential benefits for businesses involved in importing, exporting and manufacturing.
The first warehouse will provide tangible evidence of the park’s continued transition from a large-scale development plan into an active industrial center. It also comes as major transportation projects, including the Loop 480 northern extension and the planned expansion of the Camino Real International Bridge, are expected to improve freight movement and regional connectivity.
Empire Industrial Park has invited business leaders, government officials and community members from both sides of the border to attend the ceremony and celebrate the milestone.
The project reflects the continued investment taking place across Eagle Pass and Maverick County as the region works to expand its industrial base, attract new employers and capitalize on its strategic position along the United States-Mexico border.
